    When Is a Local Real Estate Resource Appropriate?

    An East Tennessee real estate matter may require local property knowledge, access to the property, market analysis, preparation planning, marketing, contract work and transaction coordination. Denise can handle that real estate work while respecting the separate responsibilities of the client's attorney, CPA, tax professional, financial advisor, fiduciary or other advisor. She does not replace those professionals or provide advice within their fields. The scope of Denise's real estate representation and duties is established separately with the client through the applicable brokerage and agency documents.

    How Are Privacy and Professional Communications Handled?

    Denise treats personal and transaction information with professional discretion and follows applicable agency duties, privacy requirements and brokerage policies. Before sharing information with a referring professional or another advisor, Denise will obtain or confirm the client's authorization and consider what information is appropriate to share. The client—not the referring professional alone—determines whether and how the client's information may be shared, subject to applicable law and professional obligations.     What If My Client Isn't Ready to Sell — or Shouldn't?

    Not every introduction results in a transaction. A client may be gathering information, may decide not to sell or may need guidance from other professionals before making a real estate decision. Denise can provide the property and market information needed to understand the real estate alternatives. The client and the client's appropriate advisors determine the legal, tax, financial, estate and personal course of action. If the client chooses to proceed with a real estate transaction, Denise can develop and implement the real estate plan.
